TRANSIT ORIENTED
Transit oriented development (TOD) is a walkable, mixed-use form of area development typically focused within a 600m radius of a primary transit station – a Light Rail Transit (LRT) station or Bus Rapid Transit (BRT) stop. A TOD enables sustainable long-term urban growth. Higher density development is concentrated near the station to make transit convenient for more people and encourage ridership. This form of development uses existing infrastructure, optimizes use of the transit network and creates mobility options for transit riders and the local community.
COLLABORATION
As business becomes increasingly global and cross-functional, silos are breaking down, connectivity is increasing, and teamwork is seen as a key to organizational success. Collaboration relies on openness and knowledge sharing but also some level of focus and accountability on the part of the business organizations. Governance is established by addressing the creation of team workspaces with assignment of responsibility for capturing the emergent results of the collaborative effort.
INNOVATION
Developing a broad spectrum of affordable housing options through forming partnerships to shape policy, pilot new products and instigate sustainable housing solutions. Utilizing and developing a range of funding, incentive and finance models to aid the delivery of its housing options building on the success of public-private partnership (P3) models. We encourage innovative funding models and innovative building techniques in the rental housing sector. We are always looking for unique ideas that will revolutionize the affordable housing sector moving forward.
NET ZERO
Building housing that offers an exceptional lifelong quality while dramatically reducing greenhouse gas emissions, energy consumption and the overall impact on the environment. A photovoltaic array, solar hot water heating system, and passive solar gains to produce renewable to heat, light and operate each of the environments and exceptionally insulated with R-values at least double the building code minimums. The building envelope is also very tightly air sealed, allowing each project to achieve very low air leakages in the range of 0.5 air changes per hour at 50 Pascals.
SUSTAINABLE
Ensuring housing does not require an ongoing government subsidy enables ‘self-sustaining housing’. We construct projects without relying on ongoing assistance which creates self-sustaining affordability. Under the supervision of qualified tradespersons, we provide occupants the opportunity to contribute to their housing, which benefits the community by both reducing construction costs and enhancing self-esteem giving participants opportunities to learn new skills and an opportunity to bring together members of the community.
